Probate
If you have been appointed as the executor of a Will, or a close relative has died without leaving a Will then it is very likely that you will need to obtain probate on the estate before you can access any of the deceased person’s assets or deal with their financial affairs.

Probate is the formal process by which you ask the Court to recognise your right to deal with the deceased persons affairs, and to give you permission to begin distributing the estate amongst the beneficiaries of the will or the relatives of the deceased.

The court will issue legal paperwork to prove your right to deal with the estate. If you have been appointed as an Executor under a Will then this paperwork is called a “Grant of Probate”. If there is no Will and you are a close relative of the deceased then the Court will issue “Letters of Administration”.

Probate Services for Solicitors

Valuation of Chattels for Probate and Property Clearance Services
We are specialists in providing clear, accurate probate valuations of the contents of estates, after which we can provide a full house clearance service if required. With a lot of years experience of dealing with members of the public, and working regularly for solicitors and legal professionals, we are experts at providing all the necessary documentation that anyone acting as an executor or administrator, requires.

As a result, the valuations we provide are less likely to be questioned by the Inland Revenue, and other official organisations, which makes the task of winding up an estate as efficient as possible for solicitors and executors. Our valuations can be provided at all levels, from minimal to very high value estates. Where necessary, we can also assist with our will finding service (a physical search) prior to a valuation and complete house clearance, thereby ensuring that this valuable document is not lost. Valuation of fine arts and collectables

We also value fine art, paintings, valuable antiques and furniture for the purposes of probate, and after such appraisals, we will provide a detailed and itemised "Written Probate Valuation", prepared in accordance with S. 160 of the Inheritance Tax Act (1984), and HM Revenue and Customs guidelines. Works of art, antiques and higher value items are always assessed by one of our qualified chartered surveyors (RICS).

We are able to advise our clients of the best provincial and city auction houses, and arrange the transportion of antiques and art directly and on your behalf. Our approach and advice can help to maximise sale proceeds, (and client satisfaction) which, of course is in the best interest of the deceased estate and beneficiaries.

We are aware that the circumstances where probate valuation is required are often difficult, and we do our utmost to provide our service with integrity, empathy and discretion.
